I'm Bill Lovvorn and I'm the General Manager for America's Home Place, here in Albany. I'm new to Albany, but America's Home Place is not. I had the privilege of coming down here and joining our Albany team recently. I want to talk to you a little bit today about the housing industry as a whole, and give you a little idea about what we do.

While the housing news is never good, the reality is, there's never been a better time to buy a new house. We've driven costs down so dramatically, both from our internal margin reductions, vendors and suppliers have all helped.

We know that the appraisals are down and that has made us drive the cost of houses down. We're down to almost 30 percent from where we were several years ago.

So, for people that do have land or an eye on a piece of land, and really would like to build that custom house, there truly never has been a better time. I can assure you there never will be.

One thing that we know is going to happen in the future is, costs are going to have to go up. Suppliers are going to have to raise prices, businesses in America are going to have to start making money again at some point. Unfortunately, history would tell us that inflation will be part of that process.

So, we're doing everything humanly possible to hold costs down and we have continued to do that over the last couple of years and actually have driven them lower and lower.

Interest rates can't stay this low forever. So, if you combine interest rates and housing prices, today actually represents the best value in a new home that we've seen in decades and decades.

Fortunately, at America's Home Place, we've been blessed to continue on. We've survived this downturn. We continue to build houses. Business is actually very good. We're as proactive as we can be to make sure our customers are happy with their homes, because they're our only advertising that really works and sells us houses.
