Georgia Rents Down 0.3% in August

In Georgia, 1 bedroom rents increased by 0.4% and 2 bedroom rents decreased by 0.3% between July and August. They are now up 6.3% and 3.9% over last year at average prices of $810 and $780, respectively. These rents are both lower than the respective national averages, although Georgia is showing faster annual growth for both 1 and 2 bedroom apartments. The state’s 1 bedroom rent is $240 less or 23% lower than the national average price of $1050, while 2 bedroom rents are $320 less or 29% lower than the national average of $1100.

  • North Atlanta: North Atlanta was Georgia’s most expensive city in August, with a 2 bedroom median rent price at $1600. Rents are up 7.5% year-to-year based on 2 bedroom units.

  • Dunwoody: Dunwoody was the 3rd most expensive city, with a 2-bedroom median price of $1390. Dunwoody had a year-to-year growth of 3.5% over August 2014.

  • Vinings: Vinings had the 7th highest rents in August for 2 bedrooms, with a median price tag of $1200. Additionally, Vinings saw month-to-month growth of 3.1% and year over year growth of 0.4% based on 2 bedroom figures.

  • Austell: Austell ranked as the city with the fastest annual rent growth at 12.2%, according to 2 bedroom figures. A 2 bedroom in Austell carries a median price tag of $670, while a 1-bedroom goes for $620.

  • Kennesaw: Kennesaw had the 3rd fastest growth rate at 10.0%. A 2 bedroom in Loganville goes for a median price of $1150, while a 1 bedroom costs $900.

  • North Atlanta: North Atlanta shows the 8th fastest growth rate at 7.5% for 2 bedroom rents. The median price for a 1 bedroom in North Atlanta is $1200, while a 2 bedroom goes for $1600.

Methodology: 

Apartment List RPM data is drawn from several hundred thousand monthly listings on our site. All average prices are calculated as the median for the specified size and time period. For top city rankings, we calculated median 1 bedroom and 2 bedroom rents in 100 top cities and then ranked them by 2 bedroom rents. Price changes are calculated using a “same unit” methodology similar to the Case-Shiller “repeat sales” home prices methodology, and averages are not value weighted.
