Albany Housing Market Has Strong 1st Quarter

The Albany Board of REALTORS recently made available statistical information on the current state of the real estate market in Dougherty and Lee Counties. The actualstatistical reports are provided for the media as well but we would like to highlight a few important trends in the data.

  • Total Annual Sales Volume in 2012 was up 9.23% over 2011, This was the first year ever increase in sales volume since 2007.
  • Total Sales Volume for the 1st quarter of 2013 was up 6.7% over the 1st quarter of 20t2.
  • Median Home prices rose 6.5% for the 1st quarter of 2013 vs. 1st quarter of 2012,
  • Average days on market dropped from 176 days in 1st quarter of 2012 to 135 days in 1st quarter of 2013,
  • New listings into the market decreased 13.7% from 452 new listings in the 1st quarter of 2012 vs. 390 new listings in the lst quarter of 2013.

The data appears to show market stabilization starting in20t2. The data also suggest with volume up, days on the market decreasing and fewer new listings into the market that prices could continue to rebound as the median home price increases of recent indicate.
